TRIO AM PARK is very well connected to the public transport system, as the Neue Bergstraße bus stop is right outside your door. From here you can reach the subway and train station, Rathaus Spandau, as well as the long-distance train station with ICE connections in only 10 minutes – and from there it takes another 30 minutes to reach Berlin’s main train station or the zoo. It also takes about 30 minutes by car to the City West; the A100 highway is a good 20 minutes away.
The old town with its stores, restaurants, and cafés as well as the Spandau Arkaden can be reached within 10 minutes by bike. Daily shopping, however, can be done on foot, as supermarkets, discounters, bakeries as well as fruit and vegetable stores are close by. Pharmacies, doctors’ offices, and the “Vivantes Hospital Spandau” are also just around the corner. Moreover, there are several daycare centers in the “Wasserstadt”, and in Spandau altogether there is a good variety of primary and secondary schools.

Depending on their location, the apartments have a balcony, a terrace or a roof terrace. Ceiling heights of up to 2,70 meters and partly floor-to-ceiling windows ensure a relaxed feeling and open space. All windows on the ground floor are equipped with external shutters.
In the living rooms, corridors and open kitchens, a real wood parquet floor was laid – chicly complemented by smooth white wallpapered walls. Floor heating provides pleasant warmth. The bathrooms are also contemporary and stylish, with large-format tiles, floor-level showers, and high-quality brand-name fixtures and fittings.

When does the rental period begin?
The rental period is expected to begin on 15.01.2021.
Is there a minimum rental period?
The minimum rental period is 12 months. After this, the rental contract can be terminated with three months notice.
How expensive is the deposit and are there one-time costs?
As with other rental contracts, the deposit consists of three net cold rents (the net cold rent plus additional costs are listed in the rental contract). Additionally, there are no processing or agency fees.
How are the apartments furnished?

Are there car and bicycle parking spots on the premises?
There are a total of 79 outdoor parking spaces available that can be rented monthly for 75 € (incl. service charges). There are a total of 290 bicycle parking spaces in the basement. Furthermore, there are 12 bicycle parking spaces in front of the building entrances.
Do the apartments come with a cellar room?
Every apartment comes with a cellar room.

Are pets allowed?
Principally, yes. However, this requires permission from the owner.
Where is there room for a washing machine and dryer?
Storage facilities are located in the bathroom or in the utility room of the apartment, if available.
Who should I contact if I have questions?
The Müller Merkle Immobilien Berlin GmbH team is in charge of leasing. Once the lease has been signed and is ready for residential handover, the property management is responsible. Contact details will be provided once the lease has been signed. The property management will be your first point of contact during the entire rental period.
